Country property needs the right policy
Barns, workshops, tractors, ATVs and trailers are not always covered the way owners expect. We’ll review what your policy includes, check your wind deductible and add coverage where there are gaps. If you run a business from your property, we can cover that too.

Insurance questions in Vancleave
Straight answers to what local homeowners, drivers and business owners ask us most. Don’t see your question? Call us at (228) 872-3881 and we’ll talk it through.
Are my barn, shop and other outbuildings covered?
Usually, up to a limit. Most homeowners policies cover other structures at a set percentage of your dwelling limit, often 10%. A large shop or barn can cost more than that to replace, and buildings used for business or farming may need their own coverage.
Does homeowners insurance cover tractors and ATVs?
A tractor used only to maintain your own property is often covered. ATVs, side-by-sides and equipment used off your land or for paid work usually need their own policy. Tell us what you own and how you use it, and we’ll make sure nothing is left out.
Vancleave is well inland. Do I still need to think about hurricanes?
Yes. Vancleave is far enough north to avoid storm surge, but hurricanes still bring damaging wind, falling trees and heavy rain. Check whether your policy includes wind and what your named-storm deductible is. Low areas near Bluff Creek and the Pascagoula River basin can flood too.
I let friends hunt or ride on my land. Am I covered if someone gets hurt?
Your homeowners liability coverage may respond, but limits and exclusions vary, especially for land away from your home or if you charge a fee. An umbrella policy adds a layer of liability protection above your home and auto limits. We’ll review how your policy handles it.
